UPDATES ON PRESCOTT AREA FORECLOSURES AND SHORT SALES

27 new foreclosed or short sale homes came on the market last week, up 50% from the previous week's 16. These made up about 1 in every 5 homes being listed in the Prescott Area MLS system.   12 of the 27 are short sale listings. Short sales are starting to make up more and more of the distressed inventory. Most of the new short sale listings are
being priced more aggressively, also.

Short sales are getting more attention and even the Federal Government is adding them as options to its attempts to quell the mess in the housing market. The Obama administration announced new details under its Foreclosure Alternatives Program (FAP) enabling servicers and borrowers to pursue short sales and deeds-in-lieu (DIL) of foreclosure. Incentives in the FAP program include $1,000 for servicers for successful completion of a short sale or deed-in-lieu of foreclosure; $1,500 for borrowers/homeowners to help with relocation expenses; and up to $1,000 toward the cost of paying junior lien holders to release their liens.

16 new foreclosed or short sale homes came on the market last week, about 1 in every 5 homes being listed in the Prescott Area MLS system. 5 of the 16 are short sale listings.

The distressed home market in the Prescott area picked up a little with 26 homes closing in the last 15 days of May. This compares to 39 traditional resales during the same period.

The average price per square foot for REO and short sales was $86 and the average time to sell was 121 days compared to $121 per square foot and 138 days on market for traditional resales. This is the closest that traditional resales have been since January.

Over 42% of the homes sold at or more than asking price. This is pretty amazing in a "weak market."   Most of the homes that sold quickly received full price offers.  The average sales price is only 3.4% less than list price.

20 new foreclosed or short sale homes came on the market last week, about one in every 4 homes being listed in the Prescott Area MLS system.  6 of the 20 are short sale listings.

Activity in the distressed home market in the Prescott area remains moderate with 19 homes closing in the first 15 days of May. Of the 19 homes sold, 4 (about 20%) were short sales.
This compares to 42 traditional resales during the same period.

Over 1/4 of the homes sold for more than asking price, sold fairly quickly,
and received multiple offers.

The average price per square foot for REO and short sales was $98 and the average time to sell was 115 days - compared to $138 per square foot and 239 days on market for tradional resales. You can see that the REO and short sales market in Prescott and Prescott Valley continues to move quicker and at a much lower average price.

Although the Prescott area is small, it is very diverse. We have topography ranging from mountain pines to high desert terrain - and we have homes ranging from Victorian-era mansions to brand new Southwestern styles. There is something for everyone!

Prescott's natural beauty and moderate climate make it a great place for enjoying the outdoors at our lakes and hiking trails. Near Prescott are some great places to visit, such as the Grand Canyon, the quaint town of Jerome, the breath-taking Red Rock Country of Sedona, the ski country of Flagstaff, and the 'Big Cities' of Phoenix and Tucson. You can also travel across
Route 66, located along Interstate 40 north of Prescott.

Prescott is an old 'Wild West' town, filled with history. It was founded at the turn of the century when gold was discovered here. Prescott was the original 'Territorial Capitol' of Arizona. Wyatt and Virgil Earp lived here, along with Doc Holiday and 'Big Nose' Katie Elder (who is buried here), prior to their fateful journey to Tombstone.
